Mortgage Checklist is able to help clients with all of your Pre-Approval, Home Purchase, Renewal/ Transfer and Refinancing needs.

Depending on what we are helping you with (purchase I refinance I renewal), we may require all or some (but most of) the following documentation to complete your mortgage:

  • 2 pieces of ID: Driver’s License or other Government issued Photo (SIN card, passort, credit card)
  • Purchase Agreement
  • MLS Listing
  • Proof of income: Job Letter and Current Paystub. (some lenders also need T4’s)
  • Notice of Assessment (NOA) for the last two years, with taxes up to date (if required)
  • T1 generals (2yrs) (if self-employed)
  • Possibly last 2 years Business Financials (if self-employed)
  • Proof of Down Payment: 90 day bank or investment statement in applicants name
  • Gift Letter with Associated Bank Statement. (if downpayment was gifted)
  • Copy of a VOID Cheque
  • Copy of Signed Mortgage Approval
  • Copy of Signed Mortgage Borrower Disclosure
  • Copy of Insurance Application Form (MPP). Mortgage Insurance (life/disability)
  • Lawyer Information
  • Home Appraisal (ordered only if required)
  • Copy of the Renewal Notice from your current lender or most recent mortgage statement. Renewals and Transfers
