To ensure a smooth and efficient mortgage process, we will need some essential documentation from you in order to help determine what you qualify for. The specific requirements vary based on your mortgage needs, but here’s a handy checklist to help you prepare:

1. Identification (2 pieces):
- Driver’s License or other Government-issued Photo ID (Passport, Provincial Photo Card,) – health cards are not accepted.
- Only one photo ID is required (secondary cards can be credit car, SIN card)
2. For Home Purchase:
- Purchase Agreement with all schedules, waivers and amendments
- MLS Listing from real estate board
3. Proof of Income:
- Job Letter and Current Pay Stub dated within last 30 days (Some lenders may also require T4s)
- Notice of Assessment (NOA) for the last two years, with taxes up to date (if needed)
- T1 Generals for the last two years (if you’re self-employed or have rental properties)
- Two years’ Business Financials (for self-employed individuals who are incorporated)
4. Proof of Down Payment:
- 90-day bank or investment statement in the applicant’s name
5. If Your Down Payment Was Gifted:
- Gift Letter along with the associated Bank Statement
6. Banking Details:
- Copy of a VOID Cheque
- PAD form – lender copy
7. Mortgage Approval:
- Copy of the Signed Mortgage Approval
8. Borrower Disclosure:
- Copy of the Signed Mortgage Borrower Disclosure with Amortization Schedule
9. Mortgage Insurance (MPP – Mortgage Protection Insurance):
- Copy of the Insurance Application Form for Mortgage Insurance (life/disability)
- Accepted or waived
10. Legal Information:
- Lawyer Information or title insurance authorization form
11. Home Appraisal (if required):
- Home Appraisal will be ordered only if required by the lender
12. For Renewals and Transfers:
- Copy of the Renewal letter from your current lender or most recent mortgage statement
13. If you own any rental properties:
- Copy of lease agreement
- Last 3 months bank statements to confirm rent deposits
- Last yrs T1 generals with statement of rentals
14) if separated or divorced:
- Copy of separation agreement
15) confirmation of of debts paid
